Scope: The project involved the full-scale restoration of premium solid timber flooring within high-traffic hospitality suites. The scope included deep mechanical sanding to remove aged coatings, color leveling to restore the natural wood grain, and the application of high-durability, hospitality-grade protective finishes.
The Challenge: Environmental Degradation & Material Wear
Langkawi’s tropical coastal environment presents a significant challenge for timber: high humidity and salt-air exposure often lead to “clouding” of the topcoat and uneven expansion of the wood. The existing floor had become dull, scratched, and aesthetically inconsistent, which did not meet the luxury standards of the Berjaya Langkawi Resort brand.

We deployed a specialized refurbishment protocol using precision mechanical sanding and environmental moisture monitoring. We applied a multi-coat, non-slip polyurethane system specifically engineered to resist the wear-and-tear of a resort environment while enhancing the deep, natural tones of the wood.

The restoration resulted in a “like-new” finish that revitalized the entire interior aesthetic of the suite. By opting for a professional turnaround rather than a full floor replacement, the client achieved significant cost savings while ensuring a zero-defect, premium hospitality-standard handover.
