The scope included the removal of spalling concrete and treatment of corroded rebar in the main ceiling slabs to prevent structural failure. It further extended to the installation of a new architectural roof truss system and the precise replacement of individual timber floor planks that had suffered from localized rot and environmental damage.
Upon inspection, the unit showed signs of “concrete carbonation” and rebar corrosion—a common but critical issue in coastal environments. These hidden structural defects posed a safety risk. Additionally, the timber floors required “surgical” replacement of specific planks rather than a total tear-out, demanding high levels of craftsmanship to match existing grains and levels.
3 Nexus Engineering Solution applied a structural turnaround protocol: exposing and treating the steel reinforcement with anti-corrosion agents before patching with high-strength repair mortar. We simultaneously managed the mechanical installation of a new roof framework and executed a meticulous timber floor “patch and match” restoration, followed by site-wide grouting and finishing.
The intervention successfully halted the structural deterioration of the unit, transitioning it from a high-risk liability back into a premium asset. By combining heavy engineering (concrete repair) with fine finishing (carpentry and tiling), we delivered a fully rectified, G2-compliant interior that meets both safety standards and luxury hospitality expectations.
